A no-nonsense process.

From first conversation to finished home, the goal is to keep things as simple as possible for you. The complicated stuff stays on our side.

01

LET’S TALK

Initial Conversation and Site Visit

We start by learning about the project, what you hope to accomplish, your priorities and any constraints we should know about. If it seems like a good fit, we visit the site so we can understand the existing conditions and talk through possibilities together.

02

EARLY BUDGETING

Rough Order of Magnitude

Before investing heavily in design and estimating, we develop an early budget range based on what we know so far. It is not a final price; it is a reality check that helps everyone decide whether the project, scope and budget are moving in the same direction.

03

PLANNING THE DETAILS

Preconstruction

Once we decide to move forward together, we get into the details. We coordinate with the homeowner, architect or designer where applicable, investigate existing conditions, work through selections and begin resolving the questions that can affect cost and construction.

04

GETTING SPECIFIC

Detailed Estimate

As the drawings and scope become clearer, we build a more detailed estimate based on real quantities, trade-partner input, materials, and known project conditions. The goal is to make the budget understandable before construction begins.

05

READY TO BUILD

Construction Agreement

When scope, schedule and budget are aligned, we put the construction agreement in place and prepare to start. This is where the project moves from planning into building.

06

BRINGING IT TO LIFE

Construction

Our team and trusted trade partners build the project while keeping communication open throughout the process. There are always decisions and discoveries during construction; our job is to manage them clearly and keep the work moving.

07

THE FINISH LINE & BEYOND

Completion

We work through the final details, punch list and walkthrough so the project is ready to live in. Our relationship does not disappear the day we pack up the tools — we want clients to feel comfortable reaching out afterward if something comes up.

READY WHEN YOU ARE

Every good project starts with a conversation.

Whether you have detailed plans or are just exploring an idea, we'd love to hear what you're thinking.
